How the Florida homestead exemption works
If you own and live in a Florida home as your permanent residence on January 1, you can apply to your county property appraiser by March 1 for the homestead exemption. It has two parts (Florida Constitution, Article VII):
- The first $25,000 of assessed value is exempt from all property taxes, including school taxes.
- An additional exemption applies to assessed value between $50,000 and $75,000 for non-school taxes. Since Amendment 5 (2024) it's indexed to inflation: $25,722 for 2025 and $26,411 for 2026 (Florida Department of Revenue).
So a 2026 homestead worth at least $76,411 gets $51,411 off its non-school taxable value and $25,000 off its school taxable value.
Save Our Homes cap and portability
Once you have the exemption, your assessed value can't rise more than 3% a year or the change in CPI, whichever is lower, even if the market value jumps. The gap between market and assessed value is your Save Our Homes benefit. When you move to a new Florida homestead within about 3 years, you can carry up to $500,000 of that benefit with you (portability, Form DR-501T).
Worked example
A home with a $300,000 assessed value, 6 mills of school tax and 12 mills of other taxes: school taxable value is $275,000 ($1,650 of tax) and non-school taxable value is $248,589 ($2,983), for $4,633 in all, against $5,400 with no exemption. Seniors, veterans and people with disabilities may qualify for more exemptions. For mortgage escrow, see the property tax calculator and mortgage payment calculator.
