Should you keep an ISA or use it to offset a mortgage?

An offset mortgage can make it possible to reduce mortgage interest while keeping linked savings accessible, but the wrapper and the debt solve different problems. Compare the guaranteed mortgage-interest saving with the value of keeping ISA tax protection, future flexibility and the ISA’s own return.

Work out the mortgage rate, offset rules, likely savings return and how quickly you may need the money. Check early-repayment charges before moving a large ISA balance.

An offset is about interest, not investment return

With an offset mortgage, eligible savings are linked to the mortgage so the lender calculates interest using a reduced effective balance. The savings remain accessible under the account terms, but they generally do not earn a separate deposit interest rate while being used for the offset. The attraction is the mortgage interest avoided. That benefit is different from an ISA’s tax wrapper, which can shelter savings or investments from tax within the ISA rules.

Compare a guaranteed saving with an uncertain return

Paying down a mortgage or offsetting it creates a relatively predictable benefit equal to the interest you avoid, subject to the mortgage rate and account rules. Keeping money invested outside the mortgage can produce a higher return, but it can also fall. Keeping a Cash ISA can produce deposit interest, while a Stocks and Shares ISA takes investment risk. Compare like with like: guaranteed mortgage saving versus expected, not promised, investment return.

The ISA wrapper can be valuable later

ISA money can be withdrawn without income tax or capital gains tax on the sheltered investment return, subject to the ISA rules. Once you remove money permanently, you may not be able to recreate the same tax-wrapped position if future allowance is tighter. From 6 April 2027, the cash ISA subscription limit for people under 65 is scheduled to be £12,000, while the overall ISA limit remains £20,000.

Check flexibility before overpaying

An ordinary mortgage overpayment can reduce the debt but may be less accessible if you later need the money. An offset balance can be more flexible because the linked savings remain under the account terms, although withdrawals reduce the offset benefit. Check whether your mortgage has an annual overpayment allowance, early-repayment charge or special offset conditions before moving money.

Tax matters, but do not let the wrapper decide everything

An ISA wrapper is useful, but keeping an ISA solely because it is tax-free is not automatically optimal if the mortgage rate is high and the money would otherwise earn little. Conversely, using an ISA to pay down debt can create a liquidity problem. The strongest comparison is after-tax return, risk, access and the value of preserving the wrapper for future savings.

Build the decision around your next few years

Someone with a large cash buffer and a stable income may be comfortable using more money to offset a mortgage. Someone approaching retirement, facing a house move or expecting a major expense may value liquidity more. A person with investments in a Stocks and Shares ISA should also consider market risk and tax-free growth separately from the mortgage calculation. MoneyHelper can help with offset-mortgage mechanics; a regulated adviser may be useful for complex investment choices.

Worked example

Illustrative example: Suppose a borrower has £20,000 in accessible savings and a mortgage rate of 5%. If the full balance can be used for an offset, the simple illustrative interest saving is £1,000 over a year: £20,000 × 5% = £1,000. A separate cash account paying an illustrative 4.5% would produce £900 before any tax outside an ISA: £20,000 × 4.5% = £900. The comparison is not a forecast because mortgage and savings rates can change and offset terms differ. Inside an ISA, the tax treatment may make the deposit return more valuable than an equivalent taxable account. The decision therefore depends on the guaranteed mortgage saving, the liquidity of the offset and the value of keeping future savings tax-wrapped.

Is an offset mortgage better than keeping an ISA?#

Not automatically. The offset can provide a predictable saving on mortgage interest while keeping linked savings accessible, whereas an ISA preserves a tax wrapper and may hold cash or investments. Compare the mortgage rate, offset mechanics, ISA return, tax position, risk and how soon you may need the money.

Can I offset a Cash ISA against a mortgage?#

Only where the mortgage provider’s offset arrangement accepts the relevant linked savings account. An ISA is normally a separate tax wrapper, so you cannot assume it can simply be linked. Ask the mortgage provider exactly which accounts qualify and what happens to the ISA status if you move the money.

What is the 2026/27 ISA allowance?#

The overall ISA subscription limit is £20,000 for 2026/27. From 6 April 2027, the cash ISA subscription limit for people under 65 is scheduled to be £12,000 while the overall ISA limit remains £20,000. Existing ISA balances and new subscriptions are different questions, so track them separately.

Does offsetting a mortgage earn interest?#

The linked savings normally do not earn a separate deposit rate within the offset calculation. Instead, the benefit comes from paying less mortgage interest. The effective return can therefore resemble the mortgage rate you avoid, but access rules, fees and the mortgage rate itself matter.

Should I use my ISA to pay off my mortgage?#

Compare the interest saving with the value of the ISA wrapper and liquidity. Paying down the mortgage can be attractive when the rate is high and the money is otherwise earning less, but withdrawing permanently from an ISA may reduce future tax-wrapped flexibility. Check charges and your emergency reserve first.

Can offset savings be withdrawn?#

Usually the linked savings remain accessible under the mortgage account rules, but taking them out reduces the amount being offset and therefore the interest saving. Check the provider’s withdrawal mechanics and any limits before assuming the money is as flexible as an ordinary savings account.

Should I offset cash or investments?#

Offset arrangements normally use cash savings rather than market investments. If you are comparing an offset cash balance with a Stocks and Shares ISA, the risk profiles are completely different. The offset saving is tied to the mortgage rate, while investment returns can be negative. Do not use an expected investment return as a guaranteed comparison.
