Schedule E, Part I: rental real estate
Schedule E (Form 1040) reports income and expenses from rental property, three properties per page. Deductible expenses include advertising, auto and travel, cleaning and maintenance, commissions, insurance, legal and professional fees, management fees, mortgage interest (line 12), repairs, supplies, property taxes (line 16), utilities, and depreciation (line 18) over 27.5 years from the rental property depreciation calculator.
Rental losses and the $25,000 allowance
Rentals are passive activities, so losses normally only offset passive income. The exceptions (IRC 469, Form 8582):
- Active participants (you approve tenants, set rents, approve repairs) can deduct up to $25,000 of rental losses against wages and other income. It phases out by 50 cents per dollar of modified AGI between $100,000 and $150,000, gone above $150,000.
- Real estate professionals (more than 750 hours and over half your working time in real estate, with material participation) aren't limited.
- Disallowed losses aren't lost: they carry forward and are fully released when you sell the property.
Worked example
$24,000 of rent against $23,500 of cash expenses and $11,273 of depreciation is a -$10,773 tax loss even with positive cash flow. At $120,000 of MAGI, an active participant's allowance is $15,000, so the whole $10,773 loss is deductible. Rental cash return: cash on cash return calculator; sale: Form 4797.
