Debt to income calculator (DTI)
Loan to income ratio and credit to debt ratio
How to calculate debt to income ratio
DTI = total monthly debt payments รท gross monthly income ร 100. Count the payment you'd have on the new loan, minimum card payments, car and student loans, and child support or alimony. Don't count utilities, phone, groceries or insurance (other than the homeowners insurance in PITI). With $7,000 of gross monthly income and $2,750 of payments, the DTI is 39.3%; the housing-only (front-end) ratio is 27.1%.
| Loan type | Typical maximum DTI |
|---|---|
| Conventional (Fannie Mae / Freddie Mac) | 36% manual, up to 45% to 50% with automated approval |
| FHA | 31% housing / 43% total, higher with compensating factors |
| VA | 41% total, plus residual income |
| USDA | 29% housing / 41% total |
| Qualified mortgage general rule | No fixed cap since 2021 (price-based) |
Loan to income ratio calculator (LTI)
LTI compares the loan size to annual income: a $300,000 loan on $84,000 a year is 3.57ร income. US lenders mostly use DTI, not LTI, but LTI is a quick sanity check; UK lenders commonly cap mortgages around 4.5ร income.
Credit to debt ratio (credit utilization)
Credit utilization is card balances รท credit limits. $2,400 on $15,000 of limits is 16%. Keeping it under 30%, and ideally under 10%, helps your credit score; it isn't part of DTI.
How to lower your DTI
- Pay off small balances completely: removing a payment helps more than reducing a balance.
- Don't take on new car or card debt before applying for a mortgage.
- Add a co-borrower's income, or choose a smaller loan.
