How much are closing costs?

Buyers typically pay 2% to 5% of the purchase price in closing costs, plus prepaids (prepaid interest, the first year of homeowners insurance and an initial escrow deposit for taxes). The main items are lender charges (origination, points, underwriting), third-party services (appraisal, credit report, title search and insurance, settlement), and government charges (recording fees and, in some states, transfer or mortgage taxes).

Example: a $400,000 home with 10% down: about $8,500 of closing costs and about $4,160 of prepaids and escrow, or 3.2% of the price. With $4,000 of earnest money already paid, cash to close is about $48,700 including the $40,000 down payment.

Mortgage calculator with closing costs: what to compare

Every lender must give you a Loan Estimate within 3 business days of your application, using the same format, so you can compare offers line by line. Section A (origination charges) and the rate are the parts that differ most between lenders. You'll get the final Closing Disclosure at least 3 business days before closing.

Transfer taxes vary a lot by state

Some states charge no real estate transfer tax (for example Texas), while others charge 1% or more of the price in some cities. Who pays is set by local custom and your contract. Check your county recorder's site, or the fees section of your Loan Estimate, and enter the rate above.

Seller closing costs

Sellers typically pay 6% to 10% of the price, mostly agent commissions, plus any transfer tax, title (owner's policy in many states), escrow or attorney fees, and concessions to the buyer. Since August 2024, commissions are negotiated separately and buyer-agent pay is no longer set through the MLS, so check your listing agreement.
