USDA home loan basics
The USDA Rural Development Single Family Housing Guaranteed Loan Program offers 100% financing: no down payment for those who qualify (USDA). Requirements:
- Household income at or below 115% of the area median income.
- The home must be in an eligible rural area; check an address on USDA's eligibility site.
- 30-year fixed rate only, from an approved lender.
- The home must be your primary residence, not an income-producing property.
Fees
Instead of private mortgage insurance, USDA loans charge an upfront guarantee fee and an annual fee. As of fiscal year 2025 they were 1% upfront (which can usually be financed) and 0.35% a year (Rocket Mortgage); USDA can change them each fiscal year, so confirm with your lender. Compare with the FHA and VA mortgage calculator.
